⚠️ Grant Disbursement Timing: Unlike BTO grants credited at key collection, EC Family Grants are credited directly to your CPF Ordinary Account within 1 month of unit completion(after TOP). This means grants cannot be used for your initial downpayment under NPS or DPS —only for mortgage reduction or CPF reimbursement later.

Half-Housing Grant for Second-Timers

If one applicant is a second-timer (previously enjoyed a housing subsidy) while the other is a first-timer:

How Grants Affect Your Payment Scheme

Initial Downpayment (Cash/CPF)

You must pay 5% cash + 15% CPF/cash for DPS, or 25% total for NPS. Grants are not available yet. Ensure liquid funds are ready.

Progressive Payments (NPS)

Service loan installments using CPF OA or cash. Grants remain pending.

TOP & Grant Disbursement

Grant credited to CPF OA. Use it to reduce your loan principal immediately, lowering monthly installments.

Proximity Housing Grant (PHG) for EC?

❌ Not Available: Unlike resale flats, ECs do not qualify for the Proximity Housing Grant (PHG) even if you live near your parents. EC grants are limited to Family Grant and Half-Housing Grant only.

Grant Eligibility Checklist

  • All applicants must be first-timers(no previous housing subsidies) for full grant
  • Combined income must not exceed $16,000/month
  • At least one applicant must be Singapore Citizen
  • Must not own private property (local/overseas) within 30 months
  • Must occupy EC for 5-year MOP(Minimum Occupation Period)
